Terms of Engagement

Typically a client engages our building services in one of three different building contracts. These are: Cost Plus Reimbursement, Traditional Fixed Price and Negotiated. The key features of each building contract are outlined below.

1. Cost Plus Reimbursement Building Contract
   A cost plus or 'charge up' building contract is exactly as it sounds. We nominate fixed rates for the duration of the project and we will invoice the actual quantities of labour, materials and subcontractors used at the set rates with an agreed margin. This is a very transparent and fair way to undertake a building contract as the client is paying only for actual costs and the contractor is being reimbursed for all expenditure.
2. Traditional Fixed Price Building Contract
   This process is usually initiated by the client undertaking design planning with an architect, the documents are then prepared and issued for pricing. We will then provided a fixed price for the building contract, which is then tabled and bound into the conditions of contract. This type of building contract usually gives the client comfort knowing there are no hidden costs.
3. Negotiated Building Contract
   A negotiated contract can either be undertaken as a cost plus or as a fixed price contract. The key difference to this type of engagement lies with the level of involvement from both parties - Main Contractor and Client. We can be involved from the initial phase of planning, helping with selecting the design consultants and undertaking preliminary project feasibility.
   
   Working alongside each other, the selection of subcontractors and suppliers are chosen carefully based on performance, cost and reliability. A Negotiated building contract is also a very transparent process whether it is undertaken as a cost plus or fixed price contract.
